Not a starting point, not a range. This is what we charge, at every frequency, up to five bedrooms. Larger than that we quote after a walkthrough, and the table says so. You can check the rest of this market in about five minutes.

If a home has not been cleaned professionally in the last ninety days, the first visit is priced as a deep clean, and we say so before you book rather than after. Publishing that rule is how you avoid the quote-low-then-upcharge pattern this category is distrusted for. What a clean includes, written down

Agreed before we start rather than argued about afterwards. The list of what is not included is the more useful half, and it is the half most companies leave out.

What every visit includes

  • Kitchen: counters, sink, stovetop, outside of every appliance, cabinet fronts, floor
  • Bathrooms: toilet, bath, shower, screen, tiles, mirror, sink, floor
  • Every room: dusted surfaces, baseboards, sills, light switches, door handles, mirrors
  • Floors vacuumed and mopped throughout, including under what can be moved by hand
  • Beds made, linens changed if you leave them out, trash emptied and relined

What it does not include

  • Inside the oven and the fridge, and interior windows beyond sills and glass doors, unless you add them
  • Laundry and the garage, unless you add them
  • Exterior windows, gutters, roofs and anything needing a ladder above head height
  • Moving heavy furniture, pet waste, biohazard, mold remediation and post-construction debris

Two other things we do

Cleaning is the main service. These two run alongside it, each with its own published rates. Cleaning and home watch are opposites through the year: cleaning while you are in the house, checks while you are not.

Home watch

Scheduled checks on an empty home, with a photo report after every visit. We inspect, check, monitor, report, coordinate access and notify.

Short-term rental turnover

Per-bedroom turnover cleaning between guests, with a published rate card and photo verification.

The year, and why one operator covers both halves of it

The two lines sit at opposite ends of the calendar. Home watch is bought in April, by somebody about to leave a house standing empty, and it runs through hurricane season. Cleaning is wanted in the autumn, in the week before somebody lands, and then through the months they are actually in the house. Turnover sits outside the pattern and happens all year.

That is the reason this is one business rather than a choice between two. A house does not stop needing attention in the months its owner is not standing in it, it needs a different kind, and the calendar below is the shape of that rather than a sales argument for a bundle.

There is no package and no combined rate. Each line is priced on its own table, and every one of those tables is on the pricing page in full.

The record

Somebody writes it down every single time.

When the house is empty, we inspect it and you get this back the same day, whether or not anything happened. That is what home watch is, and a turnover ends with the same photographs.

Weekly checks through a six month absence is 26 visits at $85, so $2,210 for the season.
