Turnover cleaning for properties that cannot afford a bad one.

A waterfront house at a high nightly rate has the same problem as an empty snowbird home. You are not there, somebody else has access, and one bad turn costs you a review that costs you bookings for months afterwards.

A three bedroom turn is $205. The whole rate card is below, and photographs of every room come back to you after every single turn.

The things that actually cost money

Most turnover quotes hide these and add them later. They are listed first here because they are what separates a property that gets rebooked from one that gets a three line complaint.

  • Same-day turns

    A late checkout and an early arrival on the same afternoon. We tell you before you book whether we can hold the window.

  • Linens laundered on site

    Washed, dried and made up in the house, or swapped from your own stock. Whichever way you run it.

  • Consumables restocked

    To a par list we agree with you, photographed at the end of every turn so you can see what was left.

  • Hot tub and pool area

    Surrounds, furniture, towels and the walk-out. The part guests photograph and the part that gets skipped.

  • Photo verification, every turn

    Every room, timestamped, sent the same day. Not on request, not on the expensive plan.

  • Damage documented before we clean

    Photographed before anything is touched, so you still have a claim if you need one.

What moves the price: bedroom count, same-day turn, linens laundered on site, consumables restocked, hot tub or pool area. These are launch rates. They are deliberately not the top of the market, because we are asking you to take a chance on a business with no history, and that should cost you something less rather than something more.

What a turn covers

Every turn includes

  • Every room reset to the listing photographs, not merely cleaned
  • Beds stripped and made, bathrooms and kitchen done to a guest-ready standard
  • Kitchen inventory checked, dishwasher run and emptied, fridge cleared
  • Trash emptied and put out for the correct collection day
  • Windows, doors, lights and air conditioning left as you specify
  • Photographs of every room, timestamped, sent the same day

Quoted separately

  • Damage beyond normal wear, which we photograph and quote before touching
  • Deep cleans between seasons, priced as a deep clean
  • Laundry volumes beyond the beds and bathrooms in the property
  • Yard, pool water chemistry and hot tub chemistry
  • Anything requiring a ladder above head height

Nothing on this list gets added to an invoice without being agreed first. That is the whole point of publishing it.

Where we turn properties

East Lake, Palm Harbor, Tarpon Springs, Trinity, Oldsmar, Dunedin, Clearwater. If your property sits just outside that, ask anyway, because the answer depends on the day rather than on a map.

Questions people ask

Can you do a same-day turn?
Yes, and it is the thing worth paying for. A same-day turn between a late checkout and an early arrival is the slot where a missed clean costs a review, and a review costs bookings for months. Tell us the checkout and arrival times and we will tell you honestly whether we can hold that window.
How do I know the turn actually happened?
Photographs of every room after every turn, sent the same day, timestamped. It is the same proof artifact our home watch clients get, built once and used for both, and it is what lets you accept a booking without driving over to look.
What if the previous guests left it badly?
We photograph it before we touch anything and tell you immediately, so you have what you need to make a claim while the evidence still exists. Then we clean it. Damage beyond normal wear is quoted separately rather than absorbed quietly.
Do you restock consumables and handle the linens?
Both, if you want them. Linens laundered on site, or stripped and swapped from your own stock, whichever you run. Consumables restocked from a par list we agree with you and photograph at the end of each turn.
Do you deal with the guests?
No. We clean between stays and nothing else. We never greet or receive anyone arriving, never hold deposits or payments, and never advertise or arrange stays. That is deliberate: in Florida that work needs a real estate license.
