Cleaning for property managers, at rates you can put in a spreadsheet.
Recurring cleaning on the homes that are lived in, the deep clean or move-out clean on an empty one, and turnovers between guests. Every rate is on this page, so you have a number to plan against before you pick up the phone, which is more than anyone else in this market gives you.
One invoice a month
Itemized per property and per visit. No signup fee, no minimum term.
A straight yes or no
On every same-day window, before you commit to the booking rather than after.
Photographs every visit
Every room, timestamped, sent the same day. Nothing to request, nothing to log into.
Recurring cleaning, deep cleans and move-outs
On a home that is lived in, three bedrooms and two bathrooms cleaned every two weeks is $180. The deep clean on that same home is $360, and the move-out clean once it is empty is $394.
Which of the three applies is settled before the work rather than on the invoice. A home that has been sitting, or that has not been cleaned professionally in the last ninety days, prices as a deep clean. The full table is on the pricing page, sized by bedrooms and bathrooms rather than by the hour.
On an emptied home the scope is wider than a deep clean and the date is usually tighter. What a move-out clean includes, and where it sits against a handover date is written out in full, including which utilities have to still be on for the work to happen at all.
Turnover rates
Per turn, by bedroom count. The same figures we publish to everyone else, because a rate card that changes depending on who is reading it is not a rate card.
| Home | Per turn |
|---|---|
| 5+ bed | Quoted after a walkthrough. |
| 4 bed | $259 a turn |
| 3 bed | $205 a turn |
| 2 bed | $159 a turn |
| Studio or 1 bed | $119 a turn |
What we do, in plain terms
We do
- Recurring cleaning for occupied homes on your books, on the schedule you set
- Deep cleans, and move-out cleans once a home is empty
- Clean between stays, with photographs of every room when we finish
- Inspect and report on empty homes, with photographs
- Document damage before we touch it, so a claim is still possible
- Coordinate access for a trade you have chosen, and confirm when they left
We do not
- Advertise a home, show it to anyone, or arrange stays in it
- Receive or greet anyone arriving at a property
- Handle rent, deposits or any money that is not our own invoice
- Act as anyone's agent in a transaction
That is your license and your liability, not ours, and we are careful to stay on our side of the line. Under Florida law it is not a gray area.
Trying us costs one address
You would find that out in one search, so it is here instead. What it means in practice is that nothing here rests on a track record. The rate is published, the scope is agreed in writing before anyone starts, and if a clean is not right you call within twenty four hours and we clean it again at no charge. That policy is published too, in full, with the four terms that actually govern it.
So send one address rather than a portfolio. One clean, photographs the same day, and you decide about the rest with something in front of you. More about how the business works is on the about page.
Questions people ask
- Do you take on more than one property at a time?
- Yes, and that is the work we most want. One point of contact, one invoice a month covering everything, and one schedule you can see. Capacity is kept deliberately small, which means a portfolio gets attention rather than whatever is left over.
- What is your turnaround on a same-day turn?
- Tell us the checkout and arrival times and we give you a straight yes or no before you commit to the booking. We would rather decline a window than miss one, because your reputation is what actually gets spent when a turn is late.
- How do you report back?
- Photographs of every room after every visit, timestamped, sent the same day. Nothing to request and nothing to log into. If a property needs a decision from the owner, you get that in the same message rather than a week later.
- How does invoicing work across several properties?
- One invoice a month, itemized per property and per visit, at the published rates on this page. Card, bank transfer or check, no surcharge. No signup fee and no minimum term, because a contract is not what should keep you here.
- Do you do the deep clean and the move-out clean as well?
- Yes, and on an empty home they are usually the two that matter most. A home that has been sitting prices as a deep clean rather than a standard one, and an emptied home after the furniture has gone prices as a move-out. Both are on the published rate card, and we tell you which one applies before the work rather than on the invoice.
- You are new. Why should I start with you?
- Because trying us costs one address rather than a portfolio. The rate is published, the scope is agreed in writing before anyone starts, and if a clean is not right you call within twenty four hours and we clean it again at no charge. Take the photographs from that first visit to the owner and decide about the rest afterwards.
Start with one property
Send us a single address, the bedroom count and the usual checkout window. Take the photographs from that first turn to your owner, and decide about the rest of the portfolio afterwards.
