Palm Harbor is the broadest mix of housing we work in, and that is the thing that actually shapes a quote here. Inside four ZIP codes you get 1970s ranch homes a few streets from the Gulf, 1980s and 1990s villa and townhouse blocks with shared exteriors, and the large master-planned areas east of the highway with two-story homes, screened pool cages and a golf course somewhere in the middle. A rate that works for one of those is wrong for the others, which is why our table is sized by bedrooms and bathrooms instead of sold as a flat call-out fee.
It is also unincorporated Pinellas County rather than a city of its own. There is no Palm Harbor town hall, no Palm Harbor business tax receipt, and no municipal permitting to work around. That sounds like trivia until you are trying to check whether a company you are about to hand a key to is registered somewhere, and you cannot find the register because it does not exist. We would rather tell you that than let you conclude we are dodging the question.

What is actually different about Palm Harbor
- Palm Harbor is unincorporated Pinellas County, so it issues no local business tax receipt at all. Pinellas County Ordinance 95-53 removed the county requirement for unincorporated areas, which is why no operator here can show you a Palm Harbor number. Anyone showing you one is showing you something else.
- The four ZIP codes split the town in character as well as on a map. 34681 is Crystal Beach, right on the water. 34683 runs west toward the Gulf and Ozona. 34684 covers the older central and southern parts, and 34685 is the master-planned east side around Lansbrook and Lake Tarpon.
- Screened pool cages are close to standard on the east side, and they change a home watch visit more than they change a clean. Cage screens tear in a storm, and a torn panel nobody notices for five months is how a pool becomes a mosquito problem and then a repair bill.
- Ozona and the streets closest to the water take salt air directly. Window tracks, hinges and anything metal need attention on a shorter cycle there than they do three miles inland.
The housing stock
Anything from a two bedroom villa to a five bedroom two-story house with a pool. Tile and luxury vinyl through the main rooms, carpet in bedrooms, and a lanai that counts as a room when you are cleaning it and as an exterior when you are checking it.
Getting in
Mixed. West of the highway is mostly street access with a key or a lockbox. The east-side communities are gated, and several want a vendor registered with the association before the gate will let anyone through. We do that paperwork before the first visit rather than turning up and discovering it.

- Lansbrook
- Master-planned, roughly 2,500 acres in 34685, with Lake Tarpon access and its own golf club. Several distinct villages sit inside it, which is why "a house in Lansbrook" can mean a townhouse or a five bedroom home, and the price differs accordingly.
- Ridgemoor
- East side, mostly 1990s single-family homes on larger lots. Typically single-story, which keeps a deep clean shorter than the square footage suggests.
- Boot Ranch
- Central Palm Harbor, closer to the retail corridor. Older stock, smaller lots, and a higher share of year-round households than the east side.
- Ozona
- Coastal 34683, small and low-rise. Salt air is the practical difference here, and it shows up on metal long before it shows up anywhere else.
- Crystal Beach
- Its own ZIP, 34681, on the water between Ozona and Tarpon Springs. Small, waterfront, and the most exposed housing we work in. Salt reaches everything, so window tracks, hinges, screens and outdoor metal come up on a shorter cycle here than anywhere else on our list.

Palm Harbor carries both halves of the year at once. The east-side communities empty out from April as owners fly north, and the same houses want a deep clean in the week before they land again in the fall.
