Exactly what gets done, written down
Agreed before we start rather than argued about afterwards. The list of what is not included is the more useful half, and it is the half most companies leave out.
What every visit includes
- Kitchen: counters, sink, stovetop, outside of every appliance, cabinet fronts, floor
- Bathrooms: toilet, bath, shower, screen, tiles, mirror, sink, floor
- All rooms: dusted surfaces, baseboards, sills, light switches, door handles, mirrors
- Floors vacuumed and mopped throughout, including under what can be moved by hand
- Beds made, and linens changed if you leave them out
- Trash emptied and relined
What it does not include
- Inside the oven and inside the fridge, unless you add them
- Interior windows beyond sills and glass doors, unless you add them
- Exterior windows, gutters, roofs and anything needing a ladder above head height
- Laundry and the garage, unless you add them
- Moving heavy furniture
- Pet waste, biohazard, mold remediation and post-construction debris

Deep cleans and move-out cleans
Two one-off jobs, both priced by the size of the home and both published below. They are the two visits people most often get quoted a range for and charged a total for, so here are the figures instead.
A deep clean washes what a regular visit dusts
It is the same house and a longer day. On top of everything in the checklist above:
- Baseboards, door frames, switch plates and vents washed rather than dusted
- Grout, tile and shower screens scrubbed rather than wiped
- Ceiling fans, light fittings and the tops of everything above eye level
- Window sills, tracks and frames washed out, not just wiped over
- Inside cabinets and drawers wherever they are already empty
- Behind and under whatever two people can move by hand
Inside the oven and inside the fridge stay flat-rate add-ons on any visit, including a deep clean, because not every house needs them and nobody should pay for work their house does not need.
The first visit on a recurring plan is priced as a deep clean when the home has not been professionally cleaned in the last 90 days. It takes longer because there is more to do, and saying so up front is how you avoid the quote-low-then-add-it-on pattern that makes people distrust this whole category. If the home has been kept up, the first visit is priced like any other.
A move-out clean has to satisfy somebody else
Every other clean on this page is judged by you. This one is judged by whoever walks the house at the end: a buyer, an agent, or somebody with a checklist and a camera. So a move-out is the deep clean plus the places that get opened at a final inspection, which means inside every cabinet and drawer, inside the oven and inside the fridge at no extra charge. Book it for the day after the furniture goes, so what we clean is an empty house.

- Do you do move-out and move-in cleans?
- Yes, and it is the one clean that has to satisfy somebody other than you. A move-out is the deep clean plus inside every cabinet and drawer, inside the oven and inside the fridge, because that is what gets opened at the final inspection. Book it for the day after the furniture leaves, so the empty house is what gets cleaned.
- Who actually comes to the house?
- The cleaner assigned to your home, and you are told who that is before the first visit. We take a small number of homes on purpose, so the person who books you is the person who answers when you write back.
- Do I need to be home?
- No, and most people are not. You can leave a key, a lockbox code or a gate code, and we write down exactly what access we were given and what we did with it, in the same document as the scope for your home.
- Do you bring your own supplies?
- Yes, everything including the vacuum. If you would rather we used a specific product on a particular surface, leave it out and say so, and that goes on the checklist for your home.
- What happens if something gets broken?
- We tell you the same day, in writing, with a photograph, before you find it yourself. Then we agree how to put it right. Both of those are written into the terms page rather than left to the day it happens.
- Can I change or skip a visit?
