Only the northern band of Clearwater is in our service area, and that belongs at the top of the page rather than in the small print. We work five ZIP codes here: 33755, 33759, 33761, 33763 and 33765. That is Countryside, the streets running east toward Safety Harbor, and the older part of the city north of downtown that runs up to the Dunedin line. Clearwater Beach and the southern ZIP codes are not in it. They are a longer drive on every single visit, and drive time on a recurring job has to come out of somewhere, so we would rather turn down the address than quietly price it into your rate.
Inside that band the anchor is Countryside, laid out through the 1970s around a shopping mall that opened in September 1975 and a country club on Countryside Boulevard. What that produced is a 33761 that is roughly 80 percent owner-occupied, mostly single story, and split between detached ranch houses and attached villas. One ZIP code over, in 33763, the picture changes completely, because that is where On Top of the World and the Greenbriar communities sit, and those are age-restricted condominiums in the thousands. A house and a condominium read off the same rate table here and are two genuinely different pieces of work.
What it costs in Clearwater

What is actually different about Clearwater
- Our Clearwater area is five ZIP codes: 33755, 33759, 33761, 33763 and 33765. Clearwater Beach, 33767, is not one of them, and neither are the southern ZIP codes. That boundary was drawn on drive time rather than on ambition, and it is written down here so you can hold us to it.
- Countryside was laid out as a planned area through the 1970s, and the mall at its middle opened on 8 September 1975. The single-family stock around it is mostly 1970s and 1980s single-story ranch housing, and 33761 also carries a large run of attached villas and a substantial number of manufactured homes.
- On Top of the World in 33763 is 4,959 condominiums across 96 buildings, age-restricted to 55 and over, built between 1960 and 1993, and resale only. The Greenbriar communities sit in the same ZIP code. A condominium empties differently from a house: the water heater and the air handler drain pan sit above the ceiling of the unit below, so a slow leak in a place nobody is visiting becomes a problem for two households instead of one.
- Clearwater is the county seat of Pinellas County and an incorporated city with a business tax receipt requirement. It asks for one from businesses inside the city limits, and it also asks businesses based outside the limits to register before transacting business in the city. We hold neither today, and this page says so rather than leaving you to work it out.
- 33755 runs north to the Dunedin line and 33759 runs east toward Safety Harbor, so this band is a set of edges rather than a middle. Two of the five ZIP codes touch a different municipality, which is why we schedule by ZIP code here and not by the word Clearwater.
The housing stock
The single-family side is mostly one-story detached ranch housing from the 1970s and 1980s with attached villas mixed in at village scale. The other half is age-restricted condominium stock in blocks, one and two bedroom units running roughly 850 to 1,750 square feet. Ceilings are ordinary, second stories are uncommon, and the median resident age across 33761 and 33763 sits in the fifties.
Getting in
Two completely different problems. For a house in Countryside it is normally a key or a lockbox, with a gate code in the handful of gated villages. For a condominium it is a fob, a lift, a front desk keeping its own hours, and in many buildings a board that wants a vendor registered before anybody carries a bucket through the lobby. We settle which of those applies at booking and put it in writing, because a cleaner standing in a lobby at 9am with no fob is a wasted morning for both of us.

- Countryside
- The planned area at the top of the city, built out through the 1970s around the mall and the country club on Countryside Boulevard. The named sub-areas run to a couple of dozen: Oak Forest, Woodgate, Trails of Countryside, Countryside Woods and the rest. Mostly single-story ranch houses and attached villas, so a quote here is predictable from bedroom and bathroom count alone.
- On Top of the World and Greenbriar
- Age-restricted condominium communities in 33763. On Top of the World alone is nearly five thousand units across ninety-six buildings, one and two bedroom, resale only. Access is the job here rather than square footage, and it is settled per building.
- Del Oro Groves and Coachman Ridge
- The eastern edge of the city, Del Oro Groves in 33759 and Coachman Ridge in 33765, closer to Old Tampa Bay and Safety Harbor than to the Gulf. Detached housing on larger lots than much of Countryside, and the corner of this band where a gate code is a likelier obstacle than a front desk.
- North of downtown, 33755
- Older stock than Countryside on smaller lots, running north until it meets Dunedin. Close enough to the water for salt to be a real item on the checklist, which is not true of Countryside several miles inland.
The year in Clearwater
The age-restricted condominium stock sets the calendar in north Clearwater. A unit shut up from April and reopened in the autumn wants the home watch schedule plus a deep clean booked ahead of the reopening rather than on the day of it. A Countryside house with a year-round household wants the recurring schedule and nothing else. Both of those exist inside a two mile radius here, which is why this page carries both rate tables instead of leading with one.

We will not be in the map results in Clearwater and this page is not built for them. If your address is 33767 or 33756 we will tell you no rather than take the booking and then fight the drive every week.
- I am in a 55+ condominium. Is that priced the same as a house?
- It comes off the same table, by bedrooms and bathrooms, so a two bedroom two bathroom unit is the two bedroom two bathroom rate. What differs is access and timing. Lifts, fobs, front desk hours and, in several buildings, a vendor registration all have to be sorted before the first visit, and we do that at booking rather than at the door.
- Do you hold a Clearwater business tax receipt?
- No. Clearwater asks for one from businesses inside the city limits, and it also asks businesses based outside the limits to register before transacting business in the city. Neither is in place today. Florida requires nothing at state level for residential cleaning, so this is a tax registration question rather than a competence one, and we would rather answer it plainly here than be asked later.
