House cleaning and home watch in Tarpon Springs
Tarpon Springs, Pinellas County. ZIP 34689.
Tarpon Springs has the oldest housing stock of anywhere we work and it is an incorporated city, and both of those change the job. The historic district near the Sponge Docks has homes from the early 1900s with original wood floors, plaster walls and layouts that predate the idea of an open kitchen. Further out you get 1960s and 1970s single-story homes with terrazzo under the carpet, and terrazzo is worth knowing about before somebody arrives with the wrong product and dulls it permanently.
Being an incorporated city also means Tarpon Springs runs its own business tax receipt scheme, which Palm Harbor and East Lake do not. That is a genuine difference in what you are able to check about a company working inside the city limits, and it is one we will be able to satisfy once the business is registered. Today we cannot, and this page says so rather than leaving you to discover it.

What is actually different about Tarpon Springs
- Tarpon Springs is an incorporated city with its own business tax receipt requirement, unlike Palm Harbor and East Lake, which are unincorporated. It is one of the places in our service area where a municipal register exists to check a contractor against at all.
- A lot of the mid-century housing here has terrazzo floors, often hidden under carpet laid over them decades later. Terrazzo is a poured stone floor and it is damaged by the acidic and abrasive products that are perfectly fine on ceramic tile, so it is worth telling us it is there before the first visit rather than after.
- The historic homes near the Sponge Docks sit close to the water and take salt air directly. A home watch visit on an empty historic house here checks for humidity and wood movement as much as for anything else, because that is what actually goes wrong in that stock.
- Cypress Run is a gated golf community in 34689 with a manned entrance that opened in 1981, which puts its housing stock a decade older than most of the gated communities over in East Lake.
The housing stock
Two to four bedroom homes, mostly single-story, spanning the early 1900s to the 1980s. More original material than anywhere else we work: wood, plaster and terrazzo rather than tile and drywall throughout.
Getting in
Mostly street access with a key or lockbox, which makes scheduling simpler here than in East Lake. Cypress Run has a manned gate and wants the visit on the list before we arrive.
Around Tarpon Springs
These are sections of this page on purpose, not pages of their own. A separate page per neighborhood would be four words of difference each and nothing anyone needs.
- The historic district and Sponge Docks
- Early 1900s homes, original floors, and a heavy concentration of short-term rentals. Older material needs a lighter hand and we would rather ask than guess.
- Cypress Run
- Gated golf community in 34689 with a manned entrance, opened 1981. Villas and single-family homes, mostly single-story.
The year in Tarpon Springs
Tarpon Springs runs a heavier tourist season than the other three areas, so the short-term rental turnover work here is busiest between January and April, which is when the rest of the cleaning calendar is at its quietest.
| When | What is happening | Which service |
|---|---|---|
| April and May | Closing up, before you fly north | Home watch |
| June to November | Hurricane season, and a check after a storm | Home watch |
| September and October | Opening up, and a clean before you land | Cleaning |
| October to April | Recurring cleaning while you are in the house | Cleaning |
| All year | Turnover between guests | Rental turnover |
Where you will and will not find us in Tarpon Springs
Tarpon Springs is marginal for us in the map results and we will say so plainly. The city center is far enough from our base that proximity works against us, and proximity is one of the strongest factors there is. The ordinary search results are the realistic play for this page.

Questions we get asked in Tarpon Springs
- My floors are terrazzo. Do you know how to clean them?
- Yes, and it matters. Terrazzo is poured stone, and the acidic or abrasive products that are fine on ceramic tile will dull it permanently. Tell us it is there when you book and it goes in the checklist for your home along with anything else needing a specific product.
- Do you work on the older homes near the Sponge Docks?
- Yes. Original wood floors, plaster walls and painted trim all want a lighter hand than a 2005 build, and a house that close to the water also collects salt on anything metal. We walk it with you first rather than sending somebody in blind.
- Tarpon Springs is an actual city. Does that mean you need a license here?
- Tarpon Springs requires a local business tax receipt to operate inside the city limits, which is a tax registration and not permission to clean. Florida does not require a license of any kind for residential cleaning work. We do not hold a Tarpon Springs receipt today, and we would rather say that than let one word do work it should not.
- Can you turn a short-term rental here between guests?
- Yes, and this is the corner of the service area the turnover work is set up for, because the district near the water is where the short-term rentals cluster. Same-day turns depend on the checkout and arrival times, and we give you a straight yes or no before you accept the booking.
