Cleaning for agents, at a number you can quote a seller today.

A clean before a showing on a three bedroom, two bathroom house is $225. Once the furniture has gone, the move-out clean on the same house is $394. Both figures are published, both are in the table below, and which one applies to your listing is settled before you book rather than discovered on the invoice.

What it costs, by the house

Per clean, sized by bedrooms and bathrooms rather than by the hour. An hourly rate makes a seller pay for somebody else's pace, and it makes the final figure impossible to quote until it has already been spent.

Which column applies: an occupied house that has been kept up is the first one. A house that has been sitting, or that has not been cleaned professionally in the last ninety days, is the second. An emptied house after the furniture has gone is the third. We tell you which one we think it is before you book, rather than quoting the first and invoicing the second.

Every other rate we charge, including add-ons is published in the same place. The date is the thing you are actually buying

You do not have a cleaning problem. You have a photographer booked for Thursday, a seller who has already moved north, and one question that matters: does somebody turn up on Wednesday. So that gets answered first, in writing, before anything else is agreed.

  • A straight answer on the date

    Send the date and you get a yes or a no the same day. A date we are not sure of gets declined rather than penciled in.

  • An empty house is fine

    Lockbox code or gate code by email. We write down what access we were given, what time we arrived and what time we left, and you get all of it back with the photographs.

  • Gates settled before the day

    Several communities here want a vendor registered with the association, a barcode, or a call to the guard house. We sort out which one applies before the date rather than finding out at the gate.

  • One point of contact

    The person who answers your email is the person who books the work. Nothing to log into, nothing to chase.

Exactly what a pre-listing clean includes

Agreed in writing before we start, so nobody is arguing about scope on the morning the photographer arrives. The second list is the more useful one, and it is the half most companies leave out.

What the clean includes

  • Kitchen: counters, sink, stovetop, cabinet fronts, the outside of every appliance, and the floor
  • Bathrooms: toilet, bath, shower, glass, tile, mirror, sink, floor
  • Baseboards, sills, switch plates, door handles and door frames throughout
  • Glass doors and sliders cleaned inside, because that is the first thing a camera picks up
  • Floors vacuumed and mopped throughout, and inside the closets once they are empty
  • Bins emptied and relined, and every room left ready to photograph

What it does not include

  • Staging, styling, or moving furniture for a photograph. We clean, and we leave rooms as we found them
  • Inside the oven, inside the fridge and the full set of interior windows, which are priced add-ons on the published rate card rather than assumed
  • Exterior windows, gutters, roofs, pressure washing, and anything needing a ladder above head height
  • Carpet extraction, tile and grout restoration, and terrazzo refinishing
  • Junk removal, garage clear-outs, and whatever a previous occupant left behind
  • Pet waste, biohazard, mold remediation and post-construction debris
  • Anything to do with the sale itself. We never speak to a buyer on your behalf

The add-ons are priced on the pricing page and are usually worth having on an empty house. The rest need a different trade, and we will tell you who to call rather than improvise.

What stands in place of a list of past clients

So it is here first, and here is what stands in place of a track record. The price is published, so you can quote it without ringing anybody. The person who books the work answers your email. The scope is written down before we start. And if anything is not right, you call within twenty four hours and we clean it again at no charge, which is the one guarantee that depends on nobody but us. That policy is published too.

What agents ask first

Can you be there the day before a showing?
Ask about a date and you get a yes or a no the same day, not a maybe. We only take a date we are sure of, because a missed Wednesday costs you a photographer, a weekend of exposure and an awkward call to a seller, and none of that is worth the price of one clean.
Who gets the invoice, you or the seller?
Whoever you tell us. One invoice, itemized, at the published rate on this page. No signup fee, no minimum, and nothing charged until the work is done.
Does the price change once you have seen the house?
No, and the thing to settle first is which of the three columns applies. A house that has been sitting empty prices as a deep clean rather than as a standard clean, and you want that in front of you before you quote a seller rather than after. Once the column and the scope are agreed in writing, the figure in that email is the figure on the invoice. Six bedrooms and up is quoted after a walkthrough instead, because publishing one number for a house that size would be a guess rather than a price.
Can you work in an empty house with nobody there?
That is the easiest version of this job. Send the lockbox code or the gate code by email, and you get the time we arrived, the time we left, and photographs of every room when we finish.
Do you stage, or move furniture for photographs?
No. We clean, and we leave the rooms as we found them. Staging, furniture and everything to do with marketing the house is your work and your license, not ours, and we are careful to stay on our side of that line.
